Hayfield appoints Richard James as selling agents on £30m residential scheme in the Wiltshire village of Blunsdon

Hayfield has appointed estate agency group Richard James to be its selling agent on the £30m Hayfield Wood development. Comprising 70 luxury homes, a new community shop and café, the 16-acre scheme is situated in the picturesque and historic Wiltshire village of Blunsdon.

Richard James is a family-run business, employing 110 people across eight locations in the county. Hayfield Wood will launch to the market on Saturday 9th January, with the first homes scheduled to complete in the spring.

Having received Detailed Planning Approval from Swindon Borough Council earlier this year, construction work is already well underway. Located off Sams Lane in the old historic core of the village, the exclusive scheme has been named Hayfield Wood because of the array of mature trees that are being retained and incorporated within the expansive 16-acre development area.

Prices for the first release of three to five-bedroom family homes will range from £370,000 to £625,000. Two-bedroom homes will be included in future releases and all the new homes across the development will benefit from the smartest electric vehicle fast-charging points available, ultra-fast broadband, energy-efficient underfloor heating and sound-proofed studies.

The density of the development is 11 dwellings per hectare. With government guidance seeking 30 dwellings per hectare, the scheme is significantly lower than typical new build schemes, as the homes have been designed around a large area of Public Open Space, balancing ponds and landscaping features, which is typical of Hayfield’s multi-awarding winning development portfolio. The Hayfield Wood scheme is also well-contained by mature trees on all site boundaries and lies adjacent to the Blunsdon conservation area.

Blunsdon lies six miles north of the centre of Swindon, with the A419 forming the village’s southern boundary. The sought-after village was mentioned in the Domesday Book. Following thorough analysis of the existing high-quality architectural vernacular, the selection of house designs are being constructed in a mix of red brick and reconstituted stone, taking inspiration from traditional properties in the village.

The collection of homes will feature Hayfield’s luxurious specification, including bespoke Manor Interiors kitchens, ROCA and Laufen bathrooms, Minoli ceramic tiles, heritage bronze ironmongery, key lighting features and Farrow & Ball paint.
