Hayfield Commences Construction on a £31m ‘Green’ Development on the Outskirts of Bedford

November 3, 2021

Five-star homebuilder Hayfield has started construction work at a prime 4.2ha (10.4-acre) site in the Bedfordshire village of Bromham to deliver 80 high quality homes. The £31m project is Hayfield’s second ‘Green Revolution’ development, featuring Air Source Heat Pumps, energy-efficient underfloor heating, enhanced insulation, the smartest electric vehicle fast-charging points available, and ultra-fast broadband.

Planning approval has recently been granted by Bedford Borough Council for the site, which is located off Stagsden Road. Called Hayfield Park, the scheme is only two miles from Bedford Railway Station – a key hub for London commuters. The collection of two, three and four-bedroom homes will be developed around a fully equipped children’s play area and a significant amount of Public Open Space. An off-plan sales launch is scheduled to take place in the spring.

Andy Morris, Managing Director for Hayfield said: “We are very proud of the reputation we have already created in Bedfordshire, with the 200 homes we are delivering in Silsoe and Clifton now reaching the final phases. Hayfield Park will elevate the standard of new homes built in this sought-after area, but more of the same is never enough, so Hayfield Park will deliver something very different to the market, featuring our ‘Green Revolution’ technology. These 80 sensitively designed homes will demonstrate how conserving energy and the environment doesn’t need to make any compromises to our signature luxury style.

“We are pleased that this prime £31m development will also create and safeguard construction jobs and provide a boost to the local economy. While working alongside our neighbours and contractors during the construction phase, the entire team will be focused on creating an outstanding new community and exceeding the hopes and aspirations of future Hayfield homeowners.”

The development – Hayfield’s 13th to start on site – is being part-funded by the housebuilder’s £67m finance facility from OakNorth Bank.

30 per cent of the homes have been designated for affordable housing. The scheme is within easy reach of the range of amenities and schooling within Bromham, which is one of the larger villages within the Borough of Bedford. It is 19 miles north of Hayfield Gate in Clifton village, enabling Hayfield to tap into a different audience and capitalise on the close proximity to Bedford Railway Station, which provides a 47-minute commuter service into London St Pancras.

Hayfield Park will feature a generous provision of private garaging and off-road and visitor parking spaces. The brick, architectural detailing and materials used will be reflective of the surrounding area and Bromham’s historic village core. The density of the development will be much lower than typical new build schemes and the design of the extensive public realm across the scheme will adhere to Secured By Design Standards.

Hayfield is an HBF five-star builder. The company won Best Family Home at the 2021 First Time Buyer Readers’ Awards, received Gold and Bronze accolades at the 2020 WhatHouse? Awards, and has also won three Pride in the Job NHBC Awards.
