Five-star homebuilder Hayfield will be holding a Help to Buy weekend at Hayfield Place in the Bedfordshire village of Silsoe between 10am – 5pm on Saturday 6th and Sunday 7th March. The event will enable First Time Buyers to find out about the Government initiative, which provides access onto the property ladder with as little as a 5% deposit.
Featuring 105 luxury homes, Hayfield Place – situated close to English Heritage’s 92-acre Wrest Park Estate in the sought-after village of Silsoe – is well over 60% sold. Newly released two-bedroom Lulsley homes and three-bedroom Buckland designs are priced at £335,000 and £395,000 respectively, placing them well within the Government’s new Bedfordshire price cap for Help to Buy.
Kelly Sharman, Sales and Marketing Director for Hayfield said: “The Government’s Help to Buy initiative means that First Time Buyers only need to secure a mortgage for 75% of the asking price. A 5% deposit is required, with the remaining 20% able to be funded by a Government loan. This initiative ensures that our smaller house designs are within reach of more buyers. However, with only four of these homes available at Hayfield Place, we are encouraging people to secure their appointment slot for our Help to Buy weekend as soon as possible.
“Second time buyers and downsizers alike are also welcome to make an appointment to find out more about our collection of two and three-bedroom homes.”
David Spencer, New Build Mortgage Specialist at Just Mortgages said: “We need to get the message out there that Help to Buy is still available for First Time Buyers and that the price cap for this area offers the opportunity to secure a beautiful new home. The Bedfordshire Help to Buy price cap is £407,400, while in the neighbouring county of Northamptonshire, the price cap is only £261,900.
“A handful of the top lenders are currently offering rates under 2% for purchasers considering a five-year fixed rate mortgage, if you use Help to Buy. Given the advantages of only needing to put down as little as a five per cent deposit, this is a much more affordable option than buying a home on the second-hand market, as the deposit requirements are much higher.
“I deal with a lot of Help to Buy applications and would like to reassure those who may be interested that the timescales are also very reasonable. What’s more, the Hayfield team and I will help you every step of the way.”
A number of four-bedroom executive Hallow and Harcourt homes are also available at Hayfield Place, priced at £660,000 and £670,000. In addition, there are also newly released Hatton homes priced at £475,000, which feature three double bedrooms and an integral garage.
Hayfield Place has been designed to reflect architectural styles from the sought-after historic village, weaving in local materials and detailing. The new homes are being constructed in red and buff brick and render with a luxurious specification that is unmatched in the area. The specification features include underfloor heating, designer Laufen bathrooms, Minoli ceramic tiles, Hammonds fitted wardrobes, Farrow & Ball paint, heritage bronze door furniture and bi-fold doors. The bespoke kitchens designed by Manor Interiors include a range of integrated Bosch appliances, such as multifunctional ovens, an induction hob, dishwasher and an instant hot tap.
New public footpaths, a balancing pond, a biodiversity corridor that will run across the site, and a new section of bridleway and cycle route are all being created to connect Hayfield Place into the local Bedfordshire footpath network. The nearby towns of Milton Keynes, Luton and Bedford offer a wealth of shopping, restaurants, entertainment and sporting facilities. Luton airport is 12 miles away, and Flitwick Railway Station is four miles away, making it an ideal location for those wishing to travel for pleasure or commute.
The development is located at High Street, Silsoe, Bedfordshire, MK45 4ES. It is open seven days a week from 10am – 5pm. More information on Hayfield Place is available here: https://www.hayfieldhomes.co.uk/development/hayfield-place
