Plans Submitted for £20m Hayfield Manor Development in North Oxfordshire

Hayfield has submitted a Reserved Matters Planning Application to Cherwell District Council for 40 zero carbon ready luxury homes. The prime 10-acre (4-Ha) site is in the affluent north Oxfordshire village of Adderbury.

Located off the highly desirable Berry Hill Road – the finest address in west Adderbury – the £20m Hayfield Manor development will be the housebuilder’s fourth in Oxfordshire in as many years. The detailed scheme, which has been designed by Pegasus Group, includes a large expanse of Public Open Space, including sustainable water drainage and biodiversity enhancements.

The plans for the scheme feature a range of maisonettes, bungalows, and three-, four- and five-bedroom executive houses. The development will be fossil-fuel free, with each home to be installed with an air source heat pump, energy-efficient underfloor heating, fibre-optic broadband, and an EV charging point.

Our designs for this special scheme reflect the architectural significance of the traditional houses that line Berry Hill Road, which our zero carbon ready homes will complement beautifully. We propose constructing the mixture of 40 single storey and two storey homes in redbrick and complementing stone, to ensure this new development effortlessly blends into its surroundings.” 

The plans for Hayfield Manor include several five-bedroom double-fronted residences, encompassing the Eaton, which at circa 2,500 sq ft is the largest house in the company’s design portfolio. All 40 homes will be tenure blind and the room dimensions across the variety of 10 house designs will greatly exceed those typically seen in the market. All homes will have designated parking, with many benefiting from garages. Visitor parking spaces will also be available. The density of the development will be archetypally Hayfield and much lower than typical new build schemes.

The first site acquired by Hayfield back in 2016 was in Oxfordshire and since then the company has always had a live development in the county. The semi-rural village of Adderbury has a good range of local amenities, including a grocery store, coffee shops, a post office, four pubs, a library, and sports facilities. The Berry Hill Road site is located four miles from Banbury train station and the town’s array of shopping and leisure facilities. The major centres of Oxford and Warwick are each 23 miles away, easily reached from junctions 10 and 11 of the M40.

Hayfield is currently on site delivering over 400 homes at nine developments across Bedfordshire, Buckinghamshire, Cambridgeshire, Wiltshire and Worcestershire. The five-year-old company is on track to increase turnover to £150m this year.
