Hayfield has acquired a prime eight-acre (3.22 Ha) site in the Wiltshire village of West Lavington to deliver 50 eco-efficient luxury homes. The plans for the £21m project will feature Air Source Heat Pumps, energy-efficient underfloor heating, the smartest electric vehicle fast-charging points available and ultra-fast broadband.
Located off Lavington Lane, on the north edge of the Salisbury Plain, the site has been purchased from Gaiger Properties Limited and Crossmolina Limited with Outline Planning Consent in place. Hayfield has submitted a Reserved Matters Application to Wiltshire Council for a range of bungalows, maisonettes and two-, three-, four- and five-bedroom executive houses. To generate enhancements to biodiversity, the scheme will also incorporate landscaped Public Open Space, an equipped play area, native tree planting, an attenuation pond, and a new area of pollen and nectar-rich wildflowers.
Located five miles from the medieval market town of Devizes, the development has been designed to blend seamlessly into the surrounding semi-rural landscape of its picturesque and historic village setting. Also located in West Lavington is Dauntsey’s Public School, which was founded in 1542, while Dauntsey Academy Primary School is located adjacent to Hayfield’s scheme. 20 new designated drop-off car parking spaces will be provided for the Primary School, for the use of parents and carers.

Hayfield’s plans include the creation of a new access road and footpaths to adoptable standards from Lavington Lane, with the development having been designed to supplement existing mature hedgerows and trees. The proposed executive homes have been designed with a high degree of consideration to the local vernacular, with features including brick detailing and traditional porches. Predominantly heritage red brickwork will be complemented by dark grey feature window frames, and traditional brown and grey roof tiles.
30% of the proposed scheme will be designated for affordable housing, with all 50 homes tenure blind by design. All homes will have designated parking, with many benefiting from garages. Visitor parking spaces will also be widely available. The density of the development will be archetypally Hayfield and much lower than typical new build schemes.
The Marlborough Downs are a short drive from the West Lavington site, with the border of the wider expanse of the North Wessex Downs AONB situated only five miles away. The vibrant towns of Salisbury, Bath and Swindon are easily accessible via the A360. There are direct trains from Salisbury to London Waterloo.
Hayfield is currently on site delivering over 500 homes at eight developments across Oxfordshire, Bedfordshire, Cambridgeshire, Buckinghamshire and Wiltshire. Five-year-old Hayfield is on track to increase turnover to £150m this year.
